About Texada Island Non-profit Seniors Housing Society
Texada is a rural, sparsely populated island of less than 1,200 residents, 54% of whom are 60 and over and 21% of whom are low income. Many Texada seniors live on rural acreages with poor access to health and emergency services. There are no alternative housing options for seniors whose homes are not safe, accessible or adaptable.
Incorporated in 2019, Texada Island non-Profit Seniors Housing Society (TINSHS) is a registered charity directed by a volunteer working Board of Texada Island residents. Our mission is to create 40 units of affordable age-friendly housing for Texada seniors, enabling them to age close to family, friends and community. A full timeline of TINSHS achievements and milestones, including our successful fundraising and grant writing efforts, is available on our website: texadaseniorshousing.ca
Our vision for an affordable age-friendly housing development includes a cluster of accessible, adaptable, eco-friendly modules situated on a partially forested parcel close to amenities and services. We envision a development that is harmoniously integrated into the natural forest setting, in alignment with Texada’s rural character, and includes communal gardens, trails and outdoor gathering spaces.
Land
The biggest obstacle to building seniors housing on Texada is obtaining Title to buildable land. There is no funding for purchasing land in the community housing sector and no regional district land suitable for our project on Texada. After much searching, TINSHS has identified an eight acre parcel of land privately owned by Selkirk Mountain Forest Ltd. (SMF) within the Gillies Bay Improvement District that is suitable for development. SMF has not only agreed to sell us this parcel, but also to donate 80% of the assessed land value of $167,500, representing a donated value of $134,000! We are currently in the process of getting this land excluded from the Agricultural Land Reserve, with support from the qathet Regional District and SMF.
Current Goal
Securing Title to land is a prerequisite for all pre-development and construction funding sources in community housing. Given the incredible discount on the SMF parcel, TINSHS is optimistic about raising the necessary capital to cover land purchase and associated costs. To date, we have raised $175,173 of our $250,000 goal, and the final $20,000 of matching funds has been pledged by a private donor.
TINSHS is seeking donations towards the balance needed to purchase land for our seniors housing project. If you would like to support our land acquisition campaign, please donate online or reach out to discuss opportunities for partnership and recognition. We thank all our donors for believing in us and our mission of helping seniors age well on our beautiful island.
